A very Happy New Year to all!
Our timing to introduce Maple Ridge to the Tompkins County area coincided with one of the worst economic periods since the Great Depression. (“The plans of mice and men…!”) Therefore, to meet the challenges of this new economic climate, we are making changes to our planning. But first, an update on the Development:
We have in place:
- Village water and sewer for each lot in Phase 1.
- The best-built road in Dryden!
- A Storm water management system that meets New York State's Storm Water Management requirements.
- Wonderful amenities to our Phase 1 road, which include:
- Very attractive streetlights that meet “Darken Sky” criteria
- Bluestone curbing that adds a particular charm to our road.
- A number of trees that will provide a tremendous entrance into Maple Ridge.
- More trees that will be planted along Applewood Lane when weather permits.
- Tremendous “greenspace” has been set aside.
- Sidewalks that will be throughout the development.
Now, our change in Plans:
As a result of the current economic climate, Maple Ridge is adjusting its marketing plans to meet the current direction of the market. The following changes are in place:
- Individual lots are for sale. Prices will be published on our website shortly. Lots are subject to very reasonable deed restrictions meant to protect investments, not to be overly restrictive.
- We are now allowing other builders to buy lots and build homes.
- We believe a nice home can be built at Maple Ridge starting around $180,000

- A personal note: Before I became a Developer, I always thought that a Builder who asked, “What is your Budget?” was really trying to identify how to best make a profit. Being on this side of the table has now let me see that reputable Builders can and should ask about your Budget to make sure you can establish realistic expectations. It is not asked to merely “Maximize profits”!
- By design, our Phase 1 lots are meant to be small. However, we will work with you if you want a bigger lot, by combining lots or moving lot lines.
We remain committed to providing you with a wonderful place to live. My family and I are even willing to provide you with any services you may need in the future (Dog walking, snow removal, house watching, landscaping, etc. I should warn you, my kids like to negotiate…!)
